Guide: How to check a builder

Building Supervision
Not on site every day? We supervise your building project, coordinate the trades, check the work at each stage and send you clear progress reports with photos.
In short
Unitex Building & Construction Group supervises building projects across Melbourne for owners, investors and developers. We oversee the site, coordinate trades and deliveries, check the work against the plans and permit at each stage, and report progress with photos, so you know exactly where your project stands without being on site yourself.
Services
Regular site visits to keep work moving, safe and in line with the approved plans.
Scheduling trades and deliveries in the right order so one trade doesn’t hold up the next.
Checks before the slab pour, frame and lining, alongside the building surveyor’s inspections, with written lists of anything to fix.
A photo update after every stage, and early warning if the timeline starts to slip.
Stage checks
Problems are cheapest to fix before they’re covered up. These are the key moments we check the work.
Set-out, plumbing under the slab, waffle pods or footings, reinforcement and cover are checked before the concrete arrives.
Frame layout, bracing and tie-downs checked against the plans before the frame inspection.
Services rough-in, insulation and wet-area preparation checked before walls are closed up.
Finishes, fittings and defects checked, with a written list for anything that needs fixing.
Real project
New townhouses built on a cleared suburban block in Lalor, in Melbourne’s north. The photos show the build stage by stage, from site preparation and drainage to the waffle pod slab and pour.
Cost factors
We don’t publish one-size-fits-all prices, because two jobs that sound the same can be very different. These are the things that move a quote up or down.
Stage checks only, regular supervision, or full coordination of trades and suppliers.
How long the build runs and how often you want us on site.
A single home is simpler to supervise than several townhouses on one site.
Joining from day one is simpler than taking over a project that is already under way.
Every job is quoted in writing, so you know the scope and price before work starts.
Questions
Can’t see your question? Get in touch and we’ll answer it directly.
A building supervisor oversees the work on site: coordinating trades, checking the work is done to the plans and the permit, keeping the programme on track and reporting progress to the owner.
We can supervise and coordinate the trades on your project. If you’re an owner-builder, the legal responsibilities that come with your certificate of consent stay with you, so we agree in writing exactly what we’re responsible for.
Often, yes. We first walk the site, review the plans, permit and work done so far, and tell you honestly what we find before agreeing on a scope.
No. The building surveyor carries out the mandatory inspections for the building permit, or has an inspector do them. Supervision is day-to-day oversight of the work and the trades, and it happens alongside those inspections.
General information for Victorian homeowners, checked October 2026. Rules change, so confirm with your building surveyor, council or the Building and Plumbing Commission.
Tell us about your block, your home or your plans. We’ll talk it through and explain the next steps, with no obligation.
